Permitted Development Question ...

I'm trying to work it out online but it doesn't seem that clear.
I want to do some work that is covered by permitted development.
Do you still need to submit plans for this? Or just do the building regs?

Slightly more expensive but they turn up when you ask them instead of not at all or given two weeks notice and are going to be far more flexible.

I would also have said to check you're not in a conservation area but being Southend that is nigh on impossible.

Is it cheaper/quicker/better to use an approved inspector instead of the council?

Yeah use private building regs and they should be able to sort everything for you for a hundred quid more and much less hassle.

Oh and another thing about the certificate of lawfulness, it's always good if you may sell in the future as it also helps buyers solicitors.
The amount of times they ain't got a clue what is PD and what isn't is frightening!

Oh try assent building control. They cover that area. Our company are based on Colchester but don't get over to Southend too much so I can't really offer too much of a discount.

Where are you by the way? You don't have to use the council for building regs. You can use an Approved inspector instead.

"certificate of lawfulness". This is for the council to confirm it falls within PD.
I'd say get him to do your building regs only. Then use the same plans and submit the certificate of lawfulness yourself.
I always tell people to get it so there's no hassles when a jealous neighbour decides to moan and an enforcement officer turns up.

Depends on factors like size, size of the garden, distance from boundaries tec.etc. It's fairly straightforward though. However, if you think you'll move it's definitely worth putting in a planning application, which won't be much more than your div of an architect wants for a letter from the council confirming the building falls within PD.

Depends on whether you are using the 'extended' PD rights or not?..what kind of size are you talking about and is it a detached or detached dwelling?

Cheers MPH...architect I'm using is suggesting I should submit for some legal certificate thing (which gets him an extra 500 quid) for a rear dormer extension I'm planning.
Trying to suss it out it's worth the money.
